If you wish to make an external modification to your property, this is covered by a simple document called a Former Landlord Consent which we will not reasonably withhold. There is an administration charge of £57.50 (incl. VAT) for this.

There is a covenant in the conveyance which specifically prohibits the use of your property for more than one dwelling. If you wish to convert your house into flats or to split the plot and build another house, you will need a Deed of Variation before you can do so.
To consider whether we will issue a Deed of Variation we charge an appraisal fee of £230.00 (incl. VAT), which does not guarantee any particular decision. Like a Former Landlord Consent, we will not reasonably withhold one, however such deeds have a value which we would seek to recover, plus our legal costs.
The appraisal will tell you whether we agree to issue a deed and what value we place on it.
