How rent arrears can affect your tenancy

Transfer

If you are on the waiting list for a transfer, you will not be offered a move until your arrears are cleared.

Right to buy and Right to Acquire

Mortgage lenders generally contact the Trust for a reference, asking how  the rent account has been managed for the past 12 months. This will also include a copy of rent payments for the past twelve months. If the account is in arrears the lender is less likely to agree the mortgage.

Credit

If a county court judgement is granted against you for rent arrears , the judgement may give you a bad credit rating, which may mean you will find it very difficult to get credit.

Homelessness

If you are evicted due to rent arrears and present as homeless to the local authority, they may deem you as ‘intentionally homeless’. This would mean that you would have no right to an offer of temporary accommadation.
